We actively promote your holiday home through our full marketing mix, including email campaigns, website, Meta ads, and Google Ads. You'll also get full exposure through Hoseasons and our other external booking platforms.
Unlock your holiday home's earning potential
As a Coastfields holiday home owner, you have the opportunity to earn an income from your holiday home for the weeks you're not using it yourself. It's a simple, flexible way to offset your running costs, with no hidden charges and all the hard work taken care of by us.
You stay in control of when, and how often, you want us to let your holiday home. We handle everything else, from bookings and guest communication to cleaning and changeovers, so you can sit back, relax and enjoy your holiday home whenever it suits you.

To help cover any outstanding charges, damages, or end-of-season adjustments, we retain a set amount from each remittance which is allocated towards utilities, site fees, and maintenance costs.
We retain 50% of each remittance, up to a maximum retention amount of £1,500.

Step 2: Complete the sign-up form
Fill in the Owners' Holiday Home Sign-Up Form so our Sub-Let Coordinator can grade your holiday home and show you your earning potential.

Our maintenance and repair team handles most issues quickly and efficiently. We also carry out regular property checks and will always keep you informed if anything needs attention.

All financial transactions with your guests are managed by us, including deposits and any refunds.

We clean your holiday home after every Let Coastfields stay and replace any gas bottles or inventory as needed.
Following feedback from our owners, we've introduced a revised payment schedule that gets income into your account more regularly throughout the year, rather than waiting for a single annual remittance.
Worked examples:
If your balance due is £2,000: £1,000 paid to you, £1,000 retained.
If your balance due is £8,000: £6,500 paid to you, £1,500 retained (maximum reached).
Any retained balance remaining after the final account reconciliation will be paid in line with the scheme terms.
Let Coastfields is the fully managed sub-letting service for Coastfields Holiday Home owners. It allows you to earn income by letting your caravan or lodge to holiday guests during the times you're not using it. Coastfields manages the entire process for you, including marketing, bookings, guest communication, payments and cleaning, so you can enjoy a simple and stress-free ownership experience.
Most Coastfields caravan and lodge owners can apply to join, provided their holiday home meets our quality and safety standards. Your caravan must be within our 10-year age limit, be clean and well maintained, and have up-to-date safety certificates and appropriate insurance that includes letting cover. We confirm eligibility during your initial enquiry.
Joining the Let Coastfields scheme is straightforward. You can collect an information leaflet from Reception or Sales, or contact our Sub-Let Coordinator directly by emailing Letcoastfields@coastfields.co.uk. Once we receive your documents and completed forms, the process typically takes between two and seven days depending on how quickly paperwork is returned.
To join the scheme, you'll need a valid Gas Safety Certificate, a current Electrical Compliance Certificate, PAT testing for electrical appliances, insurance with £5m Third Party Liability cover including letting cover, a valid TV licence, and your completed sign-up documentation. You'll also need park-approved 'direct to van' wi-fi installed, three sets of keys, and working safety equipment (fire extinguisher, smoke detector and carbon monoxide detector). If you're missing any certificates, our team can advise you on how to arrange the required inspections and testing.
No, you do not need to be on park to join the sub letting scheme. The entire process can be completed remotely by phone and email, as long as the required documents are provided and you are happy for our Sub Let Coordinator to access your holiday home if necessary.
Your income depends on factors including the grade of your holiday home, how many weeks you allocate, the dates you choose, and the facilities your holiday home offers. Based on our 2025 season data, the average 10-week income for sub-let owners was £4,831 for Bronze caravans, £4,840 for Silver, £5,861 for Gold, £6,348 for Platinum, and £9,689 for Lodges. The more peak weeks you allocate, the higher your earning potential. During your sign-up conversation, our Sub-Let Coordinator will appraise and grade your holiday home and talk you through realistic earning expectations.
Sub-let income is now paid in three stages throughout the year, rather than as a single annual remittance. Payment 1 covers January to April lettings and is paid at the end of May. Payment 2 covers May to August lettings and is paid at the end of September. Payment 3 covers September to November lettings and is paid at the end of January. A retention is held from each payment (50% up to a maximum of £1,500) to cover utilities, site fees and any end-of-season adjustments. As in previous years, the September remittance will include deductions for the following year's site fees and any related charges. Any retained balance remaining after the final account reconciliation will be paid in line with the scheme terms.
Yes, you can still enjoy your caravan whenever you like. You simply need to reserve your personal holiday dates by contacting the Sub Let Coordinator or speaking to Reception, and we will block those dates from the booking system to ensure your caravan is available for you.
All bookings are handled by the Coastfields team. We manage guest enquiries, payments, marketing, check-ins and ongoing support to ensure a smooth and professional experience for both owners and guests.
Professional cleaning and fresh linen changes are arranged by Coastfields after every guest departure, ensuring your holiday home is maintained to the highest standard and ready for the next booking. If your holiday home has a hot tub, sub-let owners also benefit from a reduced hot tub cleaning rate of £50 per clean, compared to the standard rate of £75.
We have clear guest policies in place to protect holiday home owners. If damage occurs during a stay, it's assessed by our team and managed in line with the terms outlined in your sub-letting agreement. Where you're insured through the Coastfields insurance scheme, deliberate damage by a hirer is covered subject to a £350 excess per claim, and accidental damage is covered subject to a £50 excess. Our maintenance team handles any issues promptly and will always keep you informed.
Yes, your caravan or lodge will be actively promoted through our full marketing mix, including the Coastfields website, email campaigns, Meta ads, and Google Ads. You'll also benefit from full exposure on Hoseasons and our other external booking platforms. Once your holiday home meets our required standards, we can arrange professional photography to present it at its best.
All bookings are managed solely by Coastfields to ensure fairness and consistency across the park. Owners are not able to select individual guests.
Guests who book through Coastfields enjoy the same access to park facilities and entertainment as all holidaymakers staying on the park.
There's no joining fee. Coastfields keeps 30% of the holiday tariff for managing the booking, with 70% paid to you as the owner. You'll need to cover the day-to-day running costs of your holiday home such as gas and electricity, along with any breakages or replacements. If your holiday home needs an initial deep clean before your first let, this is £150. Other optional costs include inventory packs (from £450 + VAT) and wi-fi installation through our park-approved supplier LPIS (from £19.90 per month). All costs are explained clearly during the sign-up process.
Sub letting is permitted on most Coastfields parks, although availability and conditions can vary. Full details are set out in your Owner Licence Agreement, which is provided when you purchase your holiday home.
Yes, you can leave the scheme by giving notice in line with your sub letting agreement. Any confirmed bookings already in place would need to be honoured.
You will have a dedicated Sub-Let Coordinator who supports you with documentation, listings, payments and any ongoing queries. Our aim is to make holiday home sub letting straightforward and fully managed from start to finish.

We ask that you commit to let your holiday home for a minimum of 10 weeks each year, with 5 of those weeks during peak season. The more weeks you allocate, particularly during peak periods, the higher your earning potential.
Our Sub-Let Coordinator will arrange a convenient time to appraise and grade your holiday home. Your grade is based on the age and size of your holiday home, the facilities it offers, the number of weeks you let, and the dates you choose. The grade helps us maximise your booking potential and set realistic earning expectations.

Step 3: Return your forms

• Decide when you'd like to let out your holiday home and complete the Let Coastfields Agreement Form. As a minimum, you'll need to:
• Provide at least 10 full weeks
• Allocate 5 of those weeks to peak season

As in previous years, the September remittance will automatically include deductions for the following year's site fees and any related charges.

Step 4: We'll do the rest
Subject to final checks, we'll grade your holiday home, upload your chosen dates to our booking system and website, and start selling your holidays for you.
